Image behavior

I've got a rollover image and would like to have a caption for each image.  I 
want this caption to change depending on which image is showing.  

 Example:

 Image A is a empty lot

 Image B is a building

 When Image A is showing the caption below would say something like, "Future 
site of Company"
 Then when you rollover Image A, Image B would show and the caption would 
change to "Future Building for the new site."

 How would I go about making this work?  I'd like to stay away from layers, if 
I can.
